Retire, Downsize & Hit the Road: Part 2 – The Financial Roadmap

Whenever someone tells me they're thinking about selling their home or transitioning into RV life, the next sentence is usually: “But can we afford it?” And that’s a great question—because while RV life can be more affordable, it still requires careful planning.

Let’s begin with the big picture: According to studies by CamperReport and several RV consumer groups, full-time or heavy part-time RVers typically spend between $2,500 and $4,500 per month, depending on their travel pace and comfort level. Meanwhile, the average U.S. homeowner spends upwards of $4,800+ per month when factoring in mortgage payments, taxes, utilities, maintenance, landscaping, insurance, and home repairs.

That doesn’t mean you should expect RV life to be cheap—but it can certainly be financially efficient. Selling a home can unlock decades of equity, and with the IRS home sale exclusion—allowing up to

$500,000 in tax-free capital gains for married couples—downsizing at the right time can unlock equity

that supports your retirement income, travel plans, or investment strategy.

As a financial professional, I’ve seen firsthand how this shift can improve cash flow and reduce ongoing expenses. But as an RV owner who still keeps a home base, I also understand the hybrid model many retirees prefer: traveling often, exploring the country, but still returning home to the familiar.

Another factor to consider is domicile, especially for full-timers. While this matters less if you keep your home, it’s important to know that states like Florida, Texas, and South Dakota continue to lead the way for RV-friendly domicile options—no state income tax, efficient registration, and well-established

mail-forwarding services.

Healthcare is one of the biggest concerns for retirees on the move. But modern solutions have changed that dramatically. Telehealth, nationwide Medicare Advantage networks, and chain pharmacies make access easier than ever. In fact, Medicare reported over 52 million telehealth visits in a single year—proof that healthcare is finally catching up to a mobile lifestyle.

If you're curious how RV travel might fit into your retirement budget or whether downsizing makes sense, I’d be glad to walk you through the numbers. As someone who enjoys RV travel myself, I understand both the financial and lifestyle considerations that matter.
